SUNTIDE II RESORT CONDOMINIUMS - SPRING BREAK RULES
ALL SPRING BREAK RENTALS ARE NON-REFUNDABLE (DEPOSITS & PAYMENTS)

2017 Spring Break Dates:
  • AGE REQUIREMENT FOR RESERVATIONS & OCCUPANCY LIMITS Customer must be a minimum of 21 years of age and must occupy the property during the entire rental period.  Photo ID is required for each guest that will stay in the unit.  The occupancy limit, as stated in the property advertising, cannot be exceeded.
  • RENTAL DEPOSIT Your reservation will require that you make a payment of half the total amount of the rental stay.  If the reservation has an arrival date that is less than the (3) thirty days, then full payment is required.
  • DAMAGE DEPOSIT $500.00 CASH DAMAGE DEPOSIT DUE UPON CHECK-IN.  The damage deposit is refunded on the day of departure and after the unit passes inspection.  All guests must be out of the unit and all personal items removed from the unit prior to inspection.  Guests are responsible for all damages to their unit, towels, linens and any missing/damaged items.  Suntide II Condominiums is not responsible for any lost/stolen articles.
  • SECURITY FEE Upon check-in, each guest and visitors must purchase a security bracelet.  The cost is $25.00, non-refundable and worn at all times. Any damaged or lost bracelets are $25.00.
  • VISITOR POLICY Each condo may have up to (4) visitors and only allowed on the property between the hours of 8:00 A.M. to 12:00 MIDNIGHT.  All visitors must be accompanied by a registered guest at all times.  Random inspections are performed during the reservation to ensure maximum occupancy is not being exceeded and that no damage is being done to the unit.
  • CHECK-TIME Check-in time is after 4:00 P.M.  We make every effort to ensure that all units are clean and ready for occupancy; however, in some instances, it may be necessary to delay occupancy until the unit is ready.  (There are no refunds/credits due to late occupancy).
  • CHECK-OUT TIME is at 11:00 A.M. NO EXCEPTIONS.  A fee will be imposed for a late check-out.  Upon check-out, all keys must be returned to the front office.  There will be a charge for each lost or damaged key card of $25.00.
          CHECK-OUT PROCEDURES:
  1. Put all trash in plastic trash bags and dispose of in the trash cans located on each floor, next to the elevators.  Please ask the office for additional trash bags.
  2. Place all dirty dishes in the dishwasher and start the cycle.
  3. Place all used towels and linen in one pile.
          Units left in extremely dirty condition will be subject to an additional cleaning fee; the additional fee charged will be at the sole discretion of management upon condo unit inspection.
  • QUIET TIME 12:00 MIDNIGHT to 8:00 A.M.  No guest or Owner's guest shall be a public nuisance or create loud noises including music/television.  NO PARTIES ALLOWED in the unit.  Violation of this policy may result in immediate eviction AND loss of deposit.
  • NO-SMOKING POLICY All of our condos are non-smoking.  A $500.00 charge will automatically apply if smoking (odor) and/or debris is found in the condo.
  • NO PETS ALLOWED
  • FURNISHINGS All furniture and items in the condo are inventoried.  Please do not remove furniture from the condo or from any balcony, the pool area, or the deck.
  • APPLIANCES, AIR CONDITIONER, WIFI, AND SATELLITE There are no refunds or discounts if appliances, air conditioners, WIFI, or Satellite fail before/during your stay.  We will do our best to expedite the repair or replacement.
  • DO NOT LEAVE DOORS OR WINDOWS OPEN Such activities may cause the air conditioner to fail, or cause a draft, thus causing damages to doors and walls.
  • CONDO BALCONIES No sitting or hanging on the ledge of a balcony is allowed.  After an initial warning, you will be evicted.  This is for your own safety.  DO NOT FEED SEAGULLS FROM BALCONIES!  No barbecue pits allowed on balconies.  No kegs allowed on Suntide II property.  Either offense will result in forfeiture of $500.00 damage deposit.
  • CLEANING FEE $95.00.
  • TOWELS & LINEN EXCHANGE All towels and linen are for in-condo use only.  Stained/damaged towels and linen will be charged.  Towel Exchange is available from 9:00 A.M. to 11:00 A.M. only.  Housekeeping will not be provided during your stay but can be provided for an additional charge.  Toilet paper, paper towels, facial tissue, etc are 1st-time complimentary items.
  • PARKING There is (1) parking space available per condo.  Upon check-in, you will be issued a parking permit that is required to be displayed on your vehicle while parked on SUNTIDE II property.  Any vehicles not displaying the parking permit will be subject to be towed at the owner's expense.


SUNTIDE II RESERVES THE RIGHT TO ENTER AND INSPECT THE UNIT AT ANY TIME.  RULES BROKEN MAY RESULT IN EARLY TERMINATION OF YOUR STAY.  IF YOU ARE CAUGHT WITH ANY NARCOTICS OR MARIJUANA, YOU WILL AUTOMATICALLY BE EVICTED AND FORFEIT YOUR DAMAGE DEPOSIT.  IN THE EVENT OF LOSS OR DAMAGES, YOUR LIABILITY IS NOT LIMITED TO YOUR DAMAGE DEPOSIT.  EARLY DEPARTURES WILL NOT BE REIMBURSED FOR NIGHTS REMAINING ON THE RESERVATION.

SUNTIDE II RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE WITHOUT CAUSE OR JUSTIFICATION. THESE RULES ARE SUBJECT TO CHANGE AT THE MANAGEMENT'S DISCRETION FOR THE WELL BEING OF THE GUESTS AND THE PROPERTY.

We have read and do fully understand the policies and procedures set forth by Suntide II, and agree that any infractions could mean eviction without refund.
