Rental Terms and Conditions
Property Identity
Your reservation with Suntide II is for a particular unit/condominium. Please review the arrival and departure dates and information about the property carefully.
Here are some things you’ll need to know, and agree to, when renting a unit from Suntide II Resort Condominiums:
Minimum Stay
We rent accommodations on a nightly, weekly, and 30 night basis.
During the Summer Season and holiday seasons and events we require a three-night minimum stay, and in some cases, a seven-night minimum stay is required.
Advance Deposit and Payment
When making a reservation, we require a $350 nonrefundable deposit to guarantee the booking.
(this amount includes the $25 CSA Security Deposit Insurance)
We accept Mastercard, Visa and Discover. There is a 3% processing fee on the rental amount only (excludes taxes, cleaning, insurance, and processing fee).
Payment of the remaining amount is due 30 days prior to arrival, and is non-refundable for any reason at that point. (At 30 days we will automatically run your credit card for the full amount.) This is why we advise that you take out the CSA Travelers Insurance Policy at the time of booking.
Personal checks cannot be accepted! If you are making your reservation within 30 days of arrival full payment will be due at that time. Final Payment for monthly stays is due 30 days prior to arrival.*For Spring Break rentals, full payment is required and is not refundable for any reason.
Refundable Damage Deposit
We require a $200 damage deposit in CASH only for all rentals, due upon check in. This damage deposit is refundable only AFTER an inspection of the unit has been conducted upon checkout and unit passes inspection. Please allow us about 1 hour to perform the inspection. If you are unable to wait, or if you checkout before 9 am or after 5 PM, our accounting office will mail you the refund check within 10 working days.
*A $500 damage deposit in CASH only is required for all Spring Break rentals, which is due upon check in. This damage deposit is refundable only AFTER an inspection of the unit has been conducted upon checkout and unit passes inspection.
Spring Break renters must also purchase a wristband for a charge of $25.00 (visitors will be charged $20.00)
* A $300 damage deposit in CASH only is required for EVERYONE during 3 day Easter Weekend. which is due upon check in. This damage deposit is refundable only AFTER an inspection of the unit has been conducted upon checkout and unit passes inspection. Wristbands must be purchased at the time of check in with a charge of $10.00 for adults and $3.00 for children ages 8 to 12 .
PLEASE NOTE:
NO Kegs are ALLOWED on the property or in the Units, or your entire Damage Deposit will be FORFEITED!!!!
CSA Security Deposit Insurance
CSA Security Deposit Insurance costs only $25.00 for your entire stay.
You decided on a rental property so you could feel at home while on vacation. Don’t let the fear of losing your security deposit keep you from enjoying your stay.
"This Security Deposit Protection plan covers
unintentional damages to the rental unit interior that occur during your stay,
provided they are disclosed to management prior to check-out. The policy will
pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged
to the credit card on file. If, during your stay at one of our Rental
Properties, an Insured Person causes any damage to real or personal property of
the unit as a result of inadvertent acts or omissions, the Insurer will
reimburse the Insured for the cost of repair or replacement of such property up
to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Security Deposit
Protection coverage are contained in the Certificate of Insurance or Insurance
Policy www.vacationrentalinsurance.com/10sdi.
The Security Deposit Protection can be purchased up to, and including at,
check-in. By submitting payment for this
plan, you authorize and request CSA Travel Protection and Insurance Services to
pay directly Suntide II Condominiums any
amount payable under the terms and conditions of the Security Deposit
Protection. Please contact Suntide II
Condominiums directly if you do not wish to participate in this plan or
assignment." What if something Happens? Simply report any damage that may have occurred during your stay to the Property Manager at the front office before you check out. Don’t be afraid to report any damage – that is why you buy insurance! Cancellation Policy
We do have a 30 day (for families) and 60-day (for monthly) cancellation policy. If you cancel anytime within 30 days of your arrival, you are not entitled to any refund. (This is why we recommend you select the additional CSA Travel Insurance for your rental.) For reservations made within 30 days of arrival, cancellation or changes may be made without penalty no later than 24 hours after making the reservation.
Please notify CSA Travel Protection at 800-554-9839 about your cancellation and reason.
Rental Office Location
The Suntide II office is located in the parking garage below the tennis courts. Our Front Desk is open 9:00am to 6:00pm 7 days a week to serve your needs. Check-in here for all properties. Late check ins are accommodated by lockbox.
In the event that you will be arriving after hours, please contact our office before 6:00 pm that day so we will be able to give you the combination number prior to arrival.
Check-in Time
Check-in time is 4 p.m. on the day of your arrival at the SuntideII office. Occasional check-in delays may occur during times of heavy departure. We appreciate your patience . If you want to check in earlier than 4:00, please give us a call at 1-800-237-4786 the day before your arrival and we will let you know if that is possible.
Housekeeping
Your unit will be clean and ready for use upon arrival. We provide all linens, sheets, and fully equipped kitchens in each unit. Daily towel or linen service is available before 11:00am each day. There are coin operated washers and dryers on the second and fourth floors of the building. Additional housekeeping is available for a fee on a” per cleaning basis.”
Check out/Departure
Checkout time is prior to 11 a.m. at the SuntideII office. There will be a fee charged for late departures. There are no refunds for early departures. Even if you don`t want to leave (and we suspect you`ll be sorry to go), we’ll need every minute to get the property ready for the next guest. Here are a few things that we ask you to do:
• Make sure all refuse is in outside garbage cans located on each floor
• Place all dirty dishes in dishwasher and start it
• All dirty towels in a pile
Keys
We use a keyless entry system similar to that used in major hotels around the world. We will provide two keys with each check in, and these must be returned to the front desk upon check out or your deposit will be held.
There will be a $2.00 charge for rentals each set of keys not returned by checkout time of your departure date.
*For Spring Break renters there will be a $50 charge for any lost keys.
Parking
Parking is available under the tennis court, in front of, and on each side of the property. You will be required to use a VIP parking pass for display in your window or your vehicle will be subject to towing. We provide one space for each unit. Other vehicles you may bring MUST park outside of Suntide II Property.
Condition of Property
We have done our best to describe the property and its furnishings as accurately as possible. However, sometimes an owner will remodel or redecorate a property after the information has been printed. We also make every effort to keep each unit and its equipment in good working order, and to make repairs as soon as possible when we are notified of a problem. No refund or rate adjustment will be made for mechanical failures, such as air conditioning, television or appliances.
Items to Bring
You will need to bring your own beach towels, toiletries, paper products, food & condiments and a swimsuit or two! The condos are fully furnished down to the blender for those fancy drinks.
Linen
There is not a daily maid service provided with your rental. It is available for an extra fee of $49.00 per day should you wish to have that service. Your property will be cleaned and provided with fresh linens before your arrival.
Occupancy Limits
The maximum occupancy of each unit is stated on the website and contract. Any exceptions must be in writing from SuntideII Management. The units/condos that we rent and its’ facilities are for the use of registered guests only and cannot be used for parties, dinners, family re-unions or other gatherings that would cause the occupancy limits to be exceeded.
Availability
Occasionally a condominium which has been reserved will not be available for reasons beyond our control. When that happens, we will substitute comparable unit/accommodations and notify you by phone or email of the change.
Construction
Occasionally, a unit may be under a complete remodel and this will cause some noise. All construction crews at Suntide II are well mannered, and work doesn`t begin before 10 a.m. during the week, 10 a.m. on Saturday and almost never on Sunday. If you have problems, please let us know and we’ll ask the contractors to be more considerate. Unfortunately, we cannot offer refunds in the event of construction noise.
Telephones
All properties are equipped with a telephone for the guests’ convenience. Outgoing long-distance telephone calls are blocked, but may be made collect or by using a calling card.
Internet
The entire building is a Wi-Fi hot zone. You can use your laptop in your room, or by the pool. A username and password will be given to you upon arrival. We cannot control the signal strength or connection, however we will provide a number if you have any issues.
There is also a PC available for guests’ usage in the front office.
Pets
No pets are allowed in any of our rentals! If you need to bring a pet along, we can assist you in finding a kennel. Should we discover a pet in the unit, you will be charged a fee for pest control, a deep clean, and an additional full day’s rental. (When combined, this may amount to as much as $800!) In addition, you will still need to board your pet at a local kennel or leave the unit immediately.
Smoking
ALL of our properties are designated as non-smoking accommodations. No smoking is permitted anywhere inside of the properties. Should anyone in your group smoke, please have them do so outside on the patio, porch or balcony with the door closed. Again, there is an additional fee of $500 for cleaning and damages for those guests found to have smoked in any of our properties.
Lost and Found
Although we cannot be held responsible for items left behind, we do make every effort to locate your item.
Mail Deliveries
Mail may be sent to a guest c/o Suntide II, 4400 Padre Blvd., South Padre Island, TX 78597. Please put the name of the person receiving the mail clearly on the front of the mail.
Hurricane Evacuation
In the event of a Mandatory Evacuation order for the Township of South Padre Island during your stay, you may be able to submit an insurance claim for the nights that you were unable to occupy the unit. If you chose the additional CSA Travel Insurance, simply contact them at http://www.suntideii.com/travel-insurance.htm .
Due to the CSA Policy stating “No refund once a renter has checked into their unit,” please be advised that if you have already been checked into your unit/condo at the time of a mandatory/forced evacuation, there will be NO REFUND of the CSA damage insurance policy amount of $25.00. Any other prepaid rental refunds, that are determined to be Valid, will be returned by check only. (Please provide a correct/current mailing address on all reservations.) Rates
Rates (until advance payment has been received) and policies are subject to change without notice. Rates are subject to applicable lodging taxes in effect during your stay.
